Our fees are competitive and may be open to negotiation dependent on the level of Service required. We are particularly committed to investment Landlords and savings can be made on the smallest of portfolios.

Permitted Charges in accordance with the Tenants Fee Act 2019 for ASSURED SHORTHOLD TENANCY:

Holding Deposit (per tenancy)

Equivalent to one weeks rent. The property will be reserved on receipt of the holding deposit into our bank account. – Please Note: This will be withheld if any relevant party withdraw from the tenancy, fail the right to rent check, provide misleading or false information or fail to sign the tenancy agreement within 15 calendar days (or other dead line as mutually agreed in writing).

Tenancy Deposit (per tenancy of rent less than £50,000 per annum)

Five weeks rent. – The tenancy deposit can be used to cover damages or defaults (gas electricity, water, sewage communication services, television licence and council tax) on the part of the tenant during the tenancy

Unpaid Rent

Interest at 3% above the Bank of England base Rate from Rent which is more than 14 days overdue.

Early Termination at the Tenants request

Should the tenant wish to leave their contract early, they shall be liable to the Landlords costs in re-letting the property as well as all rent due until a new contract commences (this will not exceed the maximum amount of rent outstanding on the tenancy).

Lost Key(s) or other Security Device(s)

Tenants are liable for actual cost of replacing any lost key(s) or security device(s). If the loss results in the locks having to be changed the new lock, replacement keys for all parties concerned with be charged to the tenant.

NON HOUSING ACT TENANCY, fees (not affected by the Tenant Fee Act 2019)

The property is occupied by a company let rather than an individual

Let Only - 10% plus VAT / 12% inclusive of VAT
Let only service includes marketing the property, carrying out accompanied viewings, obtaining relevant checks on the potential tenants including credit checks and referencing and finalising the tenancy agreement.

Find Only with Rent collect - 12% plus VAT / 14.5% inclusive of VAT
As an additional service we can also offer a monthly rental collection, pursue non payment of rent and provide advise on rent arrears.

Full Management - 15% plus VAT / 18% inclusive of VAT
Full management included all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out routine inspections per annum and notifying the landlord of the outcome.
